Sustainable waterfront living at Piermont Grand

SINGAPORE (EDGEPROP) - Inspired by fishing villages or kelongs that used to line the Punggol Waterway, the facilities at the Piermont Grand executive condominium (EC) include a cantilevered pool that will be perched above the 50m lap pool. In addition, cabanas, waterfalls, a lookout barbecue pit, rolling lawn and a hydrotherapy pool will add to the relaxing atmosphere.

The 820-unit condominium, developed by City Developments and TID Residential, will front the 4.2km-long My Waterway@Punggol, an artificial waterway crossing Punggol New Town. Units will overlook Sungei Punggol and Jewel Bridge.

The development’s location at Sumang Walk is 10 minutes by foot to Punggol MRT Station on the North East Line and the adjacent shopping mall, Punggol Waterway Point. Sumang and Nibong LRT Stations are a three-minute walk from the EC. For drivers, the entrance to the Tampines Expressway is three minutes by car.

Piermont Grand is also in proximity to a number of recreational spots that are within a 10-minute drive, such as Safra Punggol, Marina Country Club, Coney Island and Punggol East Container Park. Cycling to Coney Island Park via the nearby Punggol Park Connector takes around 15 minutes.

Schools within a 2km radius include Punggol Cove Primary School and Punggol Green Primary School. The campus of the upcoming Singapore Institute of Technology, which will be located in the Punggol Digital District (PDD), will be a seven-minute drive from Piermont Grand.

In 2023, when Piermont Grand is completed, the first phase of the PDD will also be completed. Planned to be Singapore’s first truly smart district, PDD will house key growth industries of the digital economy, such as cybersecurity and digital technology, and create 28,000 jobs.

It will feature a central platform that will collect real-time data from the district, as well as a district cooling system and smart energy grid. Piermont Grand has achieved the highest-tier BCA Green Mark Platinum and the Universal Design Mark GoldPlus. Sustainability features include a Smart Energy and Water Monitoring System with water leak detection algorithm to track and manage power and water usage in the common areas. These energy- and water-efficient features will potentially help the development to reduce over 572 tonnes of carbon dioxide emissions each year.

These features have won it the Sustainability Excellence Award in the Uncompleted residential project, Non-Central Region category at the EdgeProp Excellence Awards this year. Units at Piermont Grand range from 840 sq ft to 990 sq ft three-bedroom units, to five-bedroom premium units between 1,432 sq ft and 1,507 sq ft in size.

They will come with digital locksets and a Smart Home Gateway, which will allow residents to control smart home devices such as air-conditioning and lighting via a mobile app. It also acts as a security system. Additionally, kitchens in the units are fitted with appliances from German brand Teka. Bathrooms are equipped with quality fittings from Grohe, and the master bedroom wardrobe is fitted with an accessory cabinet and a full-height mirror.

Piermont Grand was the only EC launched last year. ECs are a unique type of public housing that are built by private developers, instead of HDB. Buyers have to be eligible under HDB schemes, and importantly, the combined average gross monthly household income must not exceed $16,000. Additionally, units cannot be sold until they meet a five-year minimum occupancy period. Piermont Grand will become a fully private condominium 10 years after its
completion in 2023, as per EC regulations.

Over its launch weekend in July last year, Piermont Grand sold 375 units, or 46% of the total number of units, at an average price of $1,080 psf. It was the first time that prices for an EC crossed $1,000 psf. Piermont Grand has since sold 632, or 77% of the total 820 units, at an average selling price of $1,109 psf, according to caveats lodged as at Oct 17. The highest psf price was achieved in December last year, when an 840 sq ft unit was purchased at $1,205 psf.
